Description:
A well-established and dynamic development business with a strong pipeline of high-profile commercial and industrial projects across Cork is seeking an experienced Senior Quantity Surveyor to join their team. This is a rare opportunity for a construction professional to transition from a main contractor role into a client-side, developer-led environment, offering strong career progression and strategic involvement in major schemes. The company has a full range of projects in Cork, and will encourage a blend of office and site work.
Key Responsibilities:
- Manage the full QS function across a diverse range of projects, including commercial build and fit-out, large-scale logistics facilities, and mixed-use developments.
- Take financial responsibility for project delivery, from pre-construction through to final account.
- Prepare cost plans, estimates, bills of quantities, tender documents, and procurement strategies.
- Liaise with design teams, consultants, contractors, and stakeholders to ensure projects are delivered on budget and within financial parameters.
- Conduct tender analysis and make recommendations to support contractor appointments.
- Monitor project budgets, carry out valuations, manage variations, and ensure accurate forecasting.
- Oversee financial reporting and support the development team with feasibility and investment appraisals.
- Attend site and project meetings regularly to ensure cost control measures are being followed.
- Contribute to commercial strategy and assist in developing internal processes and systems as the business continues to grow.
Ideal Candidate:
- Minimum 10 years’ post-qualification experience, ideally with a main contractor background.
- Demonstrated experience managing full QS responsibilities on large-scale construction projects.
- Strong commercial acumen with a practical understanding of construction delivery.
- Comfortable managing multiple projects at different stages simultaneously.
- Excellent negotiation, communication, and reporting skills.
- Desire to move into a client-side or developer-led role, with ambition to play a long-term part in shaping a growing property portfolio.
- MRICS/Chartered status desirable but not essential.
